2. Verify the Developer’s Credentials

Verify that the developer possesses all necessary permits, certifications, and licenses to conduct business in your region. To confirm the developer’s credentials and reputation, you can contact your local government or professional associations. This is crucial because a licensed developer can offer you better protection and legal options in the event of disputes or issues during the project.

3. Consider the Developer’s Expertise

Whether you’re looking for a residential, commercial, or mixed-use development, pick a developer who specializes in those types of projects. Request examples of comparable projects the developer has completed in the past and references from previous customers.

4. Review the Developer’s Financial Stability

Another crucial aspect to consider when picking a real estate developer is their financial stability. The success and completion of the project may be impacted by it. A financially secure developer can reduce financial risks and boost your project’s chances of success. Look for a developer with a proven track record of managing finances well and completing projects on time and within the projected budget. If you want to buy properties in Guwahati, Protech is undoubtedly the best option. It has a track record of delivering 17+ projects with a high satisfaction rate since inception.

5. Evaluate the Developer’s Team and Partners

Source: Photo by Kindel Media: https://www.pexels.com/photo/group-of-people-putting-their-hands-together-7688159/

An ideal real estate developer needs to have a competent and qualified team of professionals with diverse skill sets to ensure the successful completion of a project. Some of the key professionals that a builder must have in their team include structural engineers, civil engineers, architects, and management graduates for project management.

Structural engineers are responsible for ensuring the stability and safety of the building’s structure. They work closely with architects and contractors to ensure that the building’s design is structurally sound and can withstand external forces such as wind, earthquakes, and heavy snow. Civil engineers, on the other hand, oversee the installation of utilities such as water, sewage, and electricity, and ensure that the building complies with local building codes and regulations. Architects are responsible for the overall design and functionality of the building. Management graduates are responsible for project management and ensure that the project is completed on time and within budget.

In addition to having the necessary technical skills, a professional corporate attitude in the team is also crucial for a sustainable long-term business. The team should have a strong work ethic, a commitment to quality, and excellent communication skills to ensure that everyone is on the same page and working towards a common goal.

6. Don’t Decide Based Solely on the Price

When considering a real estate developer, it is important not to base your decision solely on the price. While price is an important consideration, other factors such as the developer’s proficiency, reputation, and quality standards should also be taken into account.

Moreover, amenities and innovations that a developer includes in the project can add significant value to the property and reduce the real cost per convenience given. For example, a room without a kopla or pillar protrusion may be more expensive to build, but it provides a lot of value to the end-user in terms of convenience and comfort. Similarly, amenities such as swimming pools, gymnasiums, and parks can make the property more attractive to potential buyers or renters and add value to the property.

By focusing solely on price, one may overlook the long-term value that amenities and innovations can bring to the property. It is important to consider the cost per convenience given when making a decision, as it provides a more comprehensive view of the property’s value.

7. Analyze the Developer’s Project Plan

Source: Photo by Sven Mieke on Unsplash

Thoroughly scrutinize the developer’s project plan, encompassing aspects such as the site plan, floor plans of each floor, plan of the terrace, and the overarching construction methodology. Verify that the plan is in harmony with your objectives and aspirations and that it is both practical and viable. To ensure clarity and agreement, it is advisable to request detailed documentation, such as drawings, specifications, and contracts, from the developer.

8. Consider the Developer’s Communication and Transparency

Effective communication and transparency are essential elements in establishing a successful relationship between a developer and their client. Opt for a developer who is forthright and candid about their procedures, expenses, and schedules. You must speak to multiple people to understand the correctness and integrity of information given to you. Moreover, they should be readily available and receptive to your inquiries and issues throughout the project.

9. Evaluate the Developer’s Design and Construction Standards

The quality and longevity of a project can be impacted by the standards of design and construction employed by its developer. It is advisable to select a developer who prioritizes the use of top-notch components, practices environmental stewardship, and ensures energy efficiency. Consider the developer’s commitment to social and environmental responsibility, as well as their adherence to design and construction standards. Protech’s construction methods are distinguished from those of its competitors due to its meticulous planning and emphasis on sustainability.

What You Need to Know Before Relocating to Your New Home

Introduction

Are you preparing to move? Whether you seek a fresh start, job opportunity, or change of scenery, relocating to your new home can be a thrilling and transformative experience. However, before you embark on this journey, it is crucial to do your research and plan ahead.

Relocation has its own unique challenges, such as navigating unfamiliar areas and choosing the right movers. But don’t worry, in this blog, we will provide you with everything you need to know for a smooth transition, including tips on finding the ideal neighborhood, packing efficiently, and budgeting wisely. So, grab a cup of coffee and join us as we explore the essential aspects of relocating.

1. Research the Area Before Considering Relocating

Source: https://www.pexels.com/photo/multiethnic-businesswomen-checking-information-in-documents-6457521/

One of the most important steps in relocating to a new area is to conduct thorough research. This involves looking into the local real estate market, school, hospitals, crime rates, and other factors that can affect your quality of life. By taking the time to research the area, you can make a more informed decision about where to buy a home and ensure that you choose a neighborhood that meets your needs.

2. Don’t Decide Too Early On Relocating

Buying a home is a significant decision, and it’s essential not to rush the process. Take your time to explore different neighborhoods and homes, and don’t feel pressured to decide before you’re ready. Any kind of research is a time-consuming process that has long-term benefits. Be patient and keep an open mind, and you’re more likely to find a home that you’ll love for years to come.

3. Utilize Technology to Explore New Areas and Societies

Thanks to technology, finding a new home and exploring new areas is now easier than ever. Online real estate marketplaces and virtual tours can help you gain a better understanding of the available properties in your new area and make informed decisions about where to purchase a new home. Google Maps can give you near accurate distances from important places like schools, hospitals, bus terminals, railway stations etc. Consumer reviews on the Internet can give you a fair understanding of the negatives.

4. Work with a Local Real Estate Agent

Source: https://www.pexels.com/photo/a-family-inside-a-house-for-a-house-tour-7642152/

Partnering with a local real estate agent can be an invaluable asset in your home-buying journey. A local agent is familiar with the area and can provide you with valuable insights on the neighborhoods, schools, and other important factors. It is better to not disclose your choice of builder or building to get an unbiased account of the locality. They can also help you navigate the real estate market and find homes that meet your specific needs and budget.

5. Hire a Home Inspector Before Choosing your Next Home

Before purchasing a home, it’s critical to enlist the services of a home inspector to evaluate the property’s condition. He is an expert in terms of the technical aspects of construction and design. A home inspector can identify any potential issues with the home, such as the possibility of water seepage or structural problems, and help you make an informed decision about whether to proceed with the purchase.

6. Consider More Than Just the Home

When selecting a home, it’s essential to consider more than just the physical structure. The surrounding community, including the adjacent residential projects and commercial areas, plays a crucial role in your overall satisfaction. This can entail factors such as traffic congestion, dust, neighborhood safety, access to public transportation, and more. By taking a comprehensive approach to your search, you can find a home that suits your needs both inside and out.

7. Consider the Commute to important places

When choosing a home, it’s important to consider the commute to work or other important destinations. This can have a significant impact on your quality of life and can also affect the resale value of your home in the future. To ensure that you choose a location that suits your needs, think about your daily commute and factor in traffic patterns, public transportation options, and other relevant factors.

Found your Dream Home Already?

Congratulations on finding your dream home! Here are some additional tips to ensure a smooth and stress-free relocation to your new home, allowing you to settle in quickly and enjoy your new surroundings.

1. Prepare for the Move

Relocating can be a stressful and time-consuming process, so it’s essential to prepare ahead of time. This can involve labeling and packing boxes in advance, hiring a reputable moving company, and arranging for necessary utilities and services to be set up at your new home.

2. Plan ahead

Moving is a significant undertaking, so it’s essential to plan and give yourself enough time to prepare for the move. Make a checklist of tasks and deadlines to stay organized. If you’re moving a long distance or have a lot of belongings, hiring professional movers can be a worthwhile investment. They can assist with packing, loading, and unloading, which can help to reduce stress.

3. Declutter before packing

Moving presents an excellent opportunity to declutter and get rid of things you no longer need or want. Before packing, go through your belongings and donate or sell anything you don’t want to bring with you.

4. Notify important parties

Make sure you inform important parties, such as banks, credit card companies, and utilities, of your change of address to ensure that you don’t miss any crucial mail or bills.

5. Pack an essentials box

Source: Photo by Karolina Grabowska from Pexels

Pack a box of essentials that you’ll need right away at your new home, such as toiletries, a change of clothes, and important documents. This will make the first few days in your new home much smoother

6. Plan for Unexpected Expenses

When buying a home, it’s essential to plan for unexpected expenses. This can include home repairs, maintenance, and other expenses that may arise. By planning, you can avoid financial surprises down the road and ensure that you have the resources you need to maintain and care for your new home.

7. Get Involved in the Community

One of the most effective ways to feel at home in a new area is to get involved in the community. This can involve participating in local clubs or organizations, volunteering, attending community events, and more. By engaging with the community, you can form new connections and feel more connected to your new area

Conclusion

In summary, relocating to a new area can be both exciting and stressful. However, by following these tips, you can make the transition as smooth as possible. By doing your research, working with a knowledgeable local real estate agent, getting pre-approved for a mortgage, considering the commute, taking your time, and planning for unexpected expenses, you can find the perfect home and start enjoying all that your new area has to offer.

Why should an Assamese NRI invest in Guwahati?

Introduction

Assam is a unique blend of old-world charm and modern influences, offering a dynamic fusion of tradition and a cosmopolitan lifestyle. Among its bustling cities, Guwahati stands out as the Gateway to Northeast India, where cultural richness and trendy streets delight both locals and tourists alike.

Reasons why an Assamese NRI should invest in Guwahati

If there is just one city where you should buy a property or invest, it is none other than our very own Guwahati. In this article, we have highlighted some key points that explain why an Assamese NRI should buy a property or invest in Guwahati.

1. Strategic Location

Modernization and developmental activities have been either slow or limited in the entire northeast of India. But because of Guwahati’s strategic location, this part of the region has seen more development than others. It is slowly moving towards becoming a major metropolis. And guess what? Guwahati is an important touchpoint when it comes to traveling to other parts of the country. Therefore, Assamese NRIs should consider buying a property or investing in real estate over here.

2. Interesting Topography

Guwahati has an interesting topography as well. The highlands and the wide Brahmaputra create a stunning backdrop against the ever-growing city. The Luit, a historical name of the Brahmaputra, referred by many poets as the red river, has seen civilizational history being created from the 5th century AD.

Guwahati is couched between hills on all sides. The west has the Nilachal Hill, the north has the Chitrachal Hill and to the South lies the Narakasur Hill. There are over 20 picturesque residual hillocks formed over a period in the evolution of the city – Jalukbari, Lankeswar, Fatasil, Gotanagar, Sukreswar, Kharguli, Nabagraha, Noonmati, Nilachal, Kalapahar, Narangi, Hengrabari, Sarania, Narakasur, Sunsali, Kainadhara Hills, Khanapara, Garbhanga – to name a few. They create an interesting topography of the city with highs, lows and greenery across the length and breadth of the city.

3. Increase in Developmental activities

development-activities
Source: https://assamtribune.com/guwahati/elaborate-plans-for-guwahati-development-himanta-1441308

There are many ongoing construction activities to improve the living standards of the people. The flyover construction near Zoo Road and Maligaon is going to be a game-changer for sure. These two regions, being the key thoroughfare and a residential locality in two different regions of Guwahati, can expect to see a lot of development in the coming years. The inmates of Protech Tarun Nagar, which is only a few hundred meters away from Zoo Road, can take full advantage of it.

Additionally, the city is expanding towards the North across the Brahmaputra. Before the British, North Guwahati was the epicenter of social and economic activity and now the direction of development is reversing the colonial trend that developed South Guwahati.

4. Increase in commercial activities

Commercial activities in Guwahati are booming at an exponential rate. Being the gateway of the Northeast, and its close connectivity to the Indian mainland as well as with the capital of Bangladesh – Dhaka, the city is in the verge of the next growth spurt. Dhaka is only around 400 kms from Guwahati. Air, rail, and road connectivity are being actively pursued by the Government of both the countries. This makes Guwahati very strategic for commercial activities. The economy is bound to grow, and the prices of residential properties is therefore expected to rise.

Entertainment wise, there is no shortage of options for recreation for the locals. Whether it is big shopping complexes and hotel chains, or resorts and bars. You have every option to entertain yourself. Just like being in one of the metropolises of India.

5. Ever-increasing property rates

Rising-Property-Prices

Being the most important city in the northeast, the population of Guwahati never stops growing. People come and go. But many people choose to stay back to fulfill their dreams. This has led to increases in both house rents and flat rates. And this will never come down. Therefore, as an Assamese NRI, this is one of the best times to consider buying or investing in real estate in Guwahati. Whether you decide to save yourself the best flat for your retirement or for your family living in Assam, now is an exciting time to act. Also, you can build a reliable source of passive income by lending your property.

Future of Guwahati: Why should Assamese NRIs be interested in the city

Urbanization is not a new occurrence for Guwahati. And the government has always been proactive in addressing the issues and other socio-economic factors affecting them. The state government created a Master plan for Greater Guwahati in 1965 for the first time under Section 10 of the Assam Town and Country Planning Act, 1959. With time, it went through a couple of modifications. According to the GMDA Act of 1985, the current plan for Guwahati is updated with 2025 as the target year of implementation.

And according to this goal sheet, the following developmental activities are expected:

  • Guwahati’s natural environment consists of hills, water bodies, and the vast Brahmaputra River. The goal sheet focuses on conserving it.
  • The city is getting a brand new, state-of-the-art public transportation system that will be part of an all-encompassing, multi-modal transport network with shiny new terminals. Parking issues will be taken extra care of.
  • The key objectives are to connect all homes to a water source and sewage system. All types of trash need to be handled via a streamlined solid waste management system. The city’s drainage systems will be designed to prevent clogs, and educational, medical, security, social, and cultural centers will be placed strategically throughout the metropolis.
  • There will be new towns built for wholesale markets in the northeast, industries in the northwest, and an SEZ, IT, and Business Centre in the southwest.
  • The city will be sprinkled with sports and entertainment centers. The land along the NG bypass will be used to construct a high-quality urban design corridor complete with skyscraping office and government buildings.

Smart home devices such as smart thermostats, smart lights, and smart plugs can help you manage your energy use and reduce your electricity bill by providing you with more control over your home’s energy consumption. Smart home technology has come a long way in recent years, offering a range of affordable and user-friendly solutions for managing and reducing your home’s energy consumption. Whether you’re looking for simple solutions like smart light bulbs or more advanced systems that integrate with your HVAC and home security systems, they are a perfect choice. Here are a few ways smart home technology can help you save on electricity:

  1. Automated Energy Management: Smart home systems allow you to automate your energy use, so you don’t have to remember to turn off the lights or adjust the thermostat when you leave the house. With a smart home system, you can set schedules and remotely control your devices from anywhere, reducing energy waste and lowering your electricity bills.
  1. Energy Monitoring: Smart home systems can also monitor your energy use, providing you with real-time data on your electricity consumption. This allows you to identify areas where you can reduce energy waste and make adjustments to your energy use to reduce your electricity bills.
  1. Improved Home Comfort: Smart home technology can also help improve the overall comfort level in your home by allowing you to set temperature and lighting levels to your preferences.

Solar panels can provide a significant portion of your home’s energy needs, reducing your reliance on traditional electricity and lowering your bill. Installing a solar panel system can be a great way to save on electricity bills and reduce your carbon footprint. By harnessing the power of the sun, solar panels generate clean, renewable energy that can significantly reduce your reliance on traditional, fossil fuel-based electricity. Depending on the size of your system and your energy consumption, you may be able to eliminate your electricity bill entirely or significantly reduce it. In addition to reducing energy costs, installing a solar panel system can also increase the value of your home and make it more attractive to potential buyers. Furthermore, there may be financial incentives such as tax credits and rebates available in your area that can help offset the cost of installation. A solar panel system is a long-term investment that can provide significant benefits, making it an attractive option for homeowners looking to save on their electricity bills.

Insulate your home

Proper insulation can prevent heat loss in the winter and heat gain in the summer, reducing the amount of energy you need to use to maintain a comfortable temperature. Insulating your home is an investment that can pay off in the long run, saving you money on your monthly electricity bill and improving the overall energy efficiency of your home. There are several types of insulation materials available, including fiberglass, cellulose, and spray foam. A professional energy auditor can assess your home and recommend the best type of insulation for your needs, taking into consideration factors such as the type of construction, your budget, and local building codes.

  • Prevents Heat Loss in Winter: Insulation acts as a barrier that helps prevent heat from escaping your home during the winter. This means your heating system doesn’t have to work as hard to maintain a comfortable temperature, reducing energy consumption and lowering your electricity bills.
  • Prevents Heat Gain in Summer: Insulation also helps prevent heat from entering your home during the summer, reducing the amount of energy your air conditioning system needs to use to keep your home cool.
  • Improves Energy Efficiency: By reducing heat loss and heat gain, insulation can help improve the overall energy efficiency of your home, reducing the amount of energy you need to use to maintain a comfortable temperature and lowering your electricity bills.
  • Increases Home Comfort: Insulation can also help improve the overall comfort level in your home by reducing drafts and maintaining a consistent temperature, making your home more comfortable to live in.

Sealing air leaks reduces electricity bills

Sealing air leaks is a simple and cost-effective way to reduce energy waste and lower your electricity bills. Check your windows, doors, and other areas for air leaks and use weather stripping, caulking, and other methods to seal them. Sealing air leaks can help you with the following:

  • Maintaining a Consistent Temperature: When there are air leaks in your home, warm air can escape in the winter and cool air can escape in the summer. This means your HVAC system has to work harder to maintain a consistent temperature, consuming more energy and driving up your electricity bill. By sealing air leaks, you can prevent this energy waste and reduce your electricity use.
  • Preventing Moisture and Humidity: Air leaks can also allow moisture and humidity to enter your home, which can cause mold, mildew, and other indoor air quality problems. By sealing air leaks, you can prevent moisture and humidity from entering your home and reduce the need for energy-intensive dehumidifiers and air purifiers.
  • Reducing Noise: Air leaks can also allow outside noise to enter your home, making it harder to enjoy a peaceful living environment. By sealing air leaks, you can reduce outside noise and create a more peaceful and comfortable home environment.
  • Improving Home Comfort: By sealing air leaks, you can improve the overall comfort level in your home by preventing drafts and maintaining a consistent temperature.

Upgrade your HVAC system

An older HVAC system can consume a lot of energy, so consider upgrading to a more energy-efficient system to reduce your electricity bills.

  1. Improved Energy Efficiency: Newer HVAC systems are designed to be more energy efficient, using less energy to heat or cool your home. This can result in lower electricity bills as you use less energy.
  1. Better Temperature Control: Modern HVAC systems have advanced features that allow you to control the temperature in your home. This means you can avoid wasting energy by not overheating or over-cooling your home.
  1. Increased Efficiency of Heat Transfer: An upgraded HVAC system may also have a more efficient heat transfer system, which can reduce energy loss and lower your electricity bill.
  1. Improved Indoor Air Quality: Newer HVAC systems often come equipped with air filters that can improve indoor air quality, reducing the need to run your system as often and reducing energy use.
  1. Reduced Maintenance Costs: Upgraded HVAC systems are typically more reliable and require less maintenance, which can save you money on repair and maintenance costs and reduce the need for energy-intensive repairs.

Use a clothesline or drying rack

Instead of using a clothes dryer, hang your clothes to dry or use a drying rack. This can significantly reduce your energy use.

Avoid using bigger appliances during the peak time of 10 am – 8 pm

Let us not add to the power consumption at the peak period mentioned above by simply using some of our everyday electrical equipment before and after this time period. Washing machines, geysers, irons, and building water pumps can all be relocated with little adjustment.

Maintain the AC temperature at 26° C

Maintain the AC temperature at 26° C | Protech Blog Guwahati

ACs are arguably the most significant cause of any summer power outage. A massive load is added to the system every time another AC is turned on and the temperature is dropped by one degree. We can, however, move towards continuous power if we abandon ‘freezing’ in favor of ‘cold enough’. Let’s all go with 26 this summer; it’s actually pretty pleasant.

Switch off from the plug point

When we use the remote to turn an electrical appliance OFF but leave the plug point “ON,” electricity is still being used in “stand-by mode.” These modest energy losses account for an astounding 5% of the total energy use of a city like Mumbai. This is not, by any means, a small percentage. Therefore, let’s turn off our air conditioners, televisions, washers, microwaves, geysers, and mobile chargers from the plug point after use. Each and every time.
